Public specification / version 1.0
Broker AI Presence Standard.
Five checks. Fixed evidence. Last updated September 17, 2026. This is an HBU standard, not a certification from an AI platform.
The five checks
Pass or document the gap.
01
Found
- What it means
- A cold, non-leading buyer query can surface the broker for a relevant market or specialty.
- How it is verified
- Run the frozen prospect query set in clean sessions across six engines and record whether the broker is named.
- What failing costs
- A qualified buyer can form a shortlist without ever seeing the broker.
02
Owned
- What it means
- The broker controls a public domain and a crawlable site that states who they are, where they work, and how to contact them.
- How it is verified
- Confirm domain registrant control, successful public responses, canonical URLs, indexable HTML, and a clean sitemap.
- What failing costs
- A vendor cancellation or brokerage move can erase the broker's primary source.
03
Matched
- What it means
- The broker name, firm name, market, phone, and public profiles agree without material contradictions.
- How it is verified
- Compare the owned site, Google Business Profile, brokerage profile, and applicable license record.
- What failing costs
- Conflicting identity signals reduce trust and can cause an engine to merge or misstate the entity.
04
Routed
- What it means
- Every site inquiry reaches one accountable system with a source, timestamp, and follow-up path.
- How it is verified
- Submit test leads on mobile and desktop, then confirm the CRM record, source, assignment, and notification.
- What failing costs
- A visible broker can still lose the inquiry between a form, inbox, and CRM.
05
Ready
- What it means
- Advertising disclosures, email authentication, account ownership, and transaction records can be shown during review.
- How it is verified
- Inspect firm-name disclosure, designated-broker approval status, SPF/DKIM/DMARC, access ownership, and record retention setup.
- What failing costs
- The broker cannot demonstrate who approved, controlled, received, or retained the work.

Scoring
One repeatable baseline.
Each run receives 0 to 5 points. Five means named and cited to the broker's owned domain. Zero means invisible or hallucinated. The Presence Score averages all engines and scales the result to 100.
Track Named %, Cited %, and Accuracy %. Run the baseline before work, then repeat on day 30, 60, 90, and quarterly with the same query file.
Synthetic queries are allowed. Synthetic reviews, testimonials, and profile activity are not.
