Broker AI presence FAQ.

Ownership, discovery, compliance, and what the files can prove.

01

Why is there no monthly fee?

This is setup work, not rented software. You pay once for a one-year commitment. We build the system, document it, and hand it over.

02

What happens in year two?

Keep is $100 per year for domain renewal and static hosting. Everything else remains yours and free to keep using. You can also move the domain or hosting elsewhere.

03

Who owns the accounts?

You do. The domain, website, Google profile, email, CRM, analytics, booking, e-sign, and records are created in or transferred to accounts you control.

04

Is it brokerage-compliant?

We check the technical setup and Washington advertising requirements, then document what is ready and what still needs approval. Your brokerage and designated broker remain the final authority for their policies and advertising approval.

05

How do I get my real estate business to show up in ChatGPT?

Start with a public site you control, accurate broker and firm names, crawlable pages, useful market content, and consistent profiles. Allow OAI-SearchBot if you want pages considered for ChatGPT search. No setup guarantees that an AI system will name or cite you.

06

Do real estate agents need their own website, or is the brokerage site enough?

A brokerage profile can establish affiliation, but it is not an asset you control. An owned domain gives you a stable source for your identity, services, market coverage, contact path, and brokerage disclosures when teams or firms change.

07

What happens to my website when I switch brokerages?

If you own the domain and accounts, the site moves with you. The firm name, disclosures, profiles, routing, and archived advertising records must be updated and approved before the revised advertising goes live.

08

What are Washington's advertising requirements for a broker's website?

Washington WAC 308-124B-210 treats web pages as advertising and requires the licensed firm name or licensed assumed name. A broker using another title or brand must display the firm's licensed name clearly and conspicuously and obtain the designated broker's advance written approval. Brokerage policy and legal review still control the final publication.

Is llms.txt worth adding to a real estate website?

Only as a free, low-cost experiment. A 2026 Ahrefs log study found that 97% of published llms.txt files received no traffic during its study month. Google says Search does not use the file and that it neither helps nor hurts visibility. We include it because it is simple to maintain, not because it is a ranking lever. Anyone selling the file as the headline is selling a file.
